Megan and Nicole are the dream team you want handling your property purchase—efficient, knowledgeable, and genuinely a pleasure to work with. From start to finish, they made the conveyancing process smooth and stress-free. They were always on top of every detail, clearly explained each step, and were lightning-fast with communication. In a process that can often feel overwhelming and full of legal jargon, Megan and Nicole brought clarity, confidence, and calm. They worked seamlessly in the background while keeping us in the loop at every critical moment, giving us peace of mind that everything was under control. Their professionalism is top-tier—no question was too small, and no ask ever felt like a burden. We honestly felt like we were in the best possible hands the whole way through. Couldn’t recommend them more highly.

Megan and her team have been nothing but amazing to deal with. Megan and the team kept myself and my husband informed throughout the process, ensuring there was no surprises or delays. They were quick to address any issues we had before they escalated. They showed great initiative and professionalism. Megan, Nicole and the team always maintained a friendly and supportive demeanour, making the experience less stressful then what it is (especially being heavily pregnant throughout the process). We can handle everything for your Queensland property purchase

Dependable, hands-on support from your initial enquiry through to the day you collect the keys. Our team combines clear communication with careful coordination, ensuring your conveyancing experience is organised and reassuring rather than overwhelming. Whether you reach out by phone, email, or through our online platform, you'll always have visibility over where your purchase stands.

Each milestone of your transaction receives dedicated attention. Our Queensland conveyancing solicitors advise on building and pest inspections, finance conditions, body corporate enquiries, and settlement scheduling. We also liaise directly with your mortgage broker, real estate agent, and any other parties involved to keep everything aligned and progressing smoothly.

A seamless journey from contract to settlement

Selling residential property in Queensland calls for disciplined legal preparation to avoid hold-ups or contractual complications. We utilise the PEXA electronic settlement platform to make the process as efficient as possible, taking care of everything from your mortgage discharge paperwork through to the finalisation of transfer instruments. Our team manages each element so your sale advances from signed contract to completed settlement without disruption.

Rigorous contract review before you're bound

Across Queensland's varied and fast-moving property market, having your contract independently reviewed before signing is the smartest investment you can make. We scrutinise every provision of the REIQ Contract of Sale, drawing attention to concerns such as body corporate irregularities, unapproved structures, restrictive covenants, or unfavourable special conditions. We deliver our findings in straightforward language so you can commit with full confidence.

Reliable property transfers across Queensland

Property transfers aren't always tied to a conventional sale. Our team also manages family transfers, relationship property settlements, and deceased estate transactions throughout Queensland. We lodge all necessary documentation with the Queensland Titles Registry and verify that transfer duty obligations with the Queensland Revenue Office are satisfied, so your change of ownership is legally sound and processed without unnecessary delays.

Fulfilling your seller obligations under QLD law

Queensland legislation places clear disclosure responsibilities on property sellers. Under the Property Law Act 1974 and associated regulations, you must provide buyers with accurate information via a Form 24 disclosure statement covering title, zoning, and any encumbrances. For lots in a body corporate scheme, a Body Corporate Information Certificate and records are also required. We make sure your documentation is thorough and compliant, protecting you against a buyer exercising their statutory termination rights due to deficient disclosure.

Bespoke contract preparation for Queensland property sales

We draft tailored special conditions to complement the standard REIQ contract, designed around the specific circumstances of your transaction and the requirements of the Queensland market. Our drafting expertise spans pool safety compliance, body corporate disclosure provisions, flood and coastal management overlays, sunset clauses, and other locally relevant considerations.

Conveyancing expertise in Queensland built on experience

Queensland's property market stretches from high-density Brisbane precincts to sprawling coastal strips and vast regional centres, and each transaction carries its own legal considerations. Buyers and sellers across the state need conveyancing solicitors who understand both the scale and the detail of Queensland property law. Our team brings genuine market knowledge and careful legal practice to every file. Whether it's a riverside unit in New Farm, a family home in Robina, a holiday property in Noosa, or a grazing holding in Toowoomba, we bring the thoroughness that property decisions of this magnitude deserve.

Our reputation is built on consistently dependable results. Our qualified solicitors and licensed conveyancers apply the same standard of diligence to a first home purchase in Ipswich as they do to a multi-million-dollar portfolio acquisition on the Gold Coast, because every client's transaction warrants that level of commitment.

How it works

How conveyancing works in Queensland

Understanding the conveyancing timeline equips you to make better decisions at every stage, whether you're buying or selling. Here's how a typical Queensland property transaction progresses from beginning to end:

Step 1

Appoint your Queensland conveyancer

Engage a solicitor as early as you can, ideally before you make an offer or list your property for sale. Having professional legal guidance from the outset means you're protected from the very first step.

Step 2

Contract review or preparation

Sellers prepare the REIQ Contract of Sale along with the required Form 24 disclosure statement, pool safety certificates, and any applicable body corporate documents. Buyers should have their solicitor review the complete contract pack to flag any concerns before signing.

Step 3

Negotiate & sign the contract

Once both parties settle on the purchase price and key conditions, including finance approval and building and pest inspections, the contract is signed. In Queensland, the cooling-off period commences when the buyer receives their copy of the signed contract, providing a five-business-day window to reconsider.

Step 4

Cooling-off period

Queensland buyers are generally entitled to a five-business-day cooling-off period after receiving their signed contract. Terminating within this window attracts a penalty of 0.25% of the purchase price. Cooling-off does not apply to properties purchased at auction or where the buyer has obtained a waiver certificate under Section 366 of the Property Law Act 1974.

Step 5

Property searches & due diligence

Your conveyancer orders and analyses all necessary searches, including title verification, council rates and compliance enquiries, water and sewerage searches, land tax clearance, flood overlay mapping, contaminated land registers, and body corporate records where relevant, to confirm the property's legal and regulatory standing.

Step 6

Satisfaction of conditions

Every contractual condition, from finance approval to building and pest inspections, must be satisfied or waived by the dates set out in the contract. Under Queensland law, failing to meet a deadline can trigger the other party's right to terminate, so we monitor every obligation carefully.

Step 7

Preparing for settlement

Your solicitor coordinates with your lender and prepares all PEXA settlement documentation, confirming that funds, title transfers, and mortgage registrations are in order ahead of the scheduled settlement date.

Step 8

Settlement

On settlement day, funds are transferred electronically via PEXA, the title is registered with the Queensland Titles Registry, and the buyer receives the keys. Our team monitors the entire process live, acting immediately if any issue arises to keep settlement on track.

Step 9

Post-settlement

Once settlement is finalised, we confirm the title transfer with the Queensland Titles Registry, notify the relevant local council and utility providers, and ensure any outstanding transfer duty obligations with the Queensland Revenue Office are attended to on your behalf.

How We Compare

Not all conveyancing options are created equal. Here's how Dott & Crossitt stacks up against other conveyancers and the DIY approach for Queensland property transactions.

Dott & Crossitt
Other Conveyancers
DIY Conveyancing
Qualified legal team
Qualified property solicitors and licensed conveyancers with deep experience handling residential and commercial transactions across Queensland
Credentials vary; many lack familiarity with Queensland's unique property legislation and regional requirements
No professional oversight or legal safeguards in place
Contract review depth
Clause-by-clause analysis with plain-language explanations, including awareness of Queensland-specific conditions such as body corporate by-laws, pool safety compliance, and sustainability declarations
Typically a high-level scan that may gloss over state-specific obligations or unusual terms
Easy to miss time-sensitive conditions or buried liabilities without trained eyes
Pricing model
One clear, fixed-price quote with all disbursements itemised from the start, with no hidden costs at settlement
Pricing structures often lack transparency; additional fees tend to appear along the way
What you save in fees you can quickly lose through costly oversights
Communication
Named point of contact plus real-time online tracking throughout your Queensland transaction
Communication often limited to email, with inconsistent turnaround times
You're on your own with no one to call when questions arise
Settlement coordination
End-to-end PEXA management with direct liaison between your Queensland lender, selling agent, and relevant councils right through to completion
PEXA handling can be patchy, and coordination with other parties often falls short
Navigating lender and council requirements solo is time-consuming and high-risk
Risk identification
Proactive checks for flood mapping, bushfire overlays, coastal hazards, body corporate red flags, and title defects that commonly affect Queensland properties
Issues are frequently discovered only once the transaction is well underway
Every risk is yours to uncover, and yours to bear if something is missed

Conveyancer Queensland FAQs

What disclosure documents must a seller provide in Queensland?

Under Queensland law, sellers of residential property must provide a Form 24 seller's disclosure statement before the buyer enters the contract. For lots within a body corporate scheme, a Body Corporate Information Certificate (Form 13) and body corporate records are also required. Incomplete or inaccurate disclosure can give the buyer statutory grounds to terminate the contract, so getting this right is essential.

Does my Queensland property search cover flood and environmental hazards?

Flood overlay mapping and environmental assessments are standard components of our search package. We check flood-affected land designations, storm tide inundation areas, contaminated land registers, and any relevant environmental or coastal management overlays under the applicable local government planning scheme. The specific searches may vary depending on the property's location within Queensland.

Is e-conveyancing mandatory in Queensland?

Electronic conveyancing via PEXA is now the required method for lodging most property transfer and mortgage documents with the Queensland Titles Registry. All transactions are processed digitally, which eliminates the need for physical bank cheques and enables near-instantaneous title registration at the point of settlement.

Can I waive the cooling-off period to make my offer more competitive?

Queensland buyers can waive the five-business-day cooling-off period by obtaining a waiver certificate under Section 366 of the Property Law Act 1974. While this can make an offer more appealing in a competitive market, it does carry meaningful risk. We perform a thorough pre-contract review before issuing any waiver so you are fully informed and not unknowingly taking on hidden defects or problematic encumbrances.

What is a 'Simultaneous Settlement' and when would I need one?

A simultaneous or 'back-to-back' settlement is where you coordinate the sale of your existing property and the purchase of your new one to complete on the same day, with the sale proceeds funding the purchase. This is a common arrangement across Queensland. We manage these linked settlements regularly, coordinating with multiple lenders and solicitors through PEXA to ensure both transactions settle on time.

How do I get started with Dott & Crossitt?

Simply submit your details through our online Request a Quote form and we'll provide a tailored fee estimate for your purchase or sale. Our Queensland conveyancing team will then get in touch to discuss your transaction details and walk you through the entire process.
